Typical Loft Conversion Costs
The cost of a loft conversion does of course depend on how large your loft is, how many rooms you want and the level of finish and fittings you specify. But, as a guide, most loft conversions cost between £25,000 and £50,000. With The Loft Conversion Warehouse, you will receive:

Building Regulations & Planning
A loft conversion must be built to specifications that meet planning constraints, building regulations and structural requirements. Some loft conversions can be started straight away using your Permitted Development Rights, however most will require approval from your local authority. This will typically take a minimum of 8 weeks so beware of those who try to tell you otherwise. This can depend on the Local Authority where you live and the Loft Conversion Warehouse will be able to give you an accurate assessment. Contact us for more help and advice.
The Loft Conversion Warehouse produces all plans and specifications and deals with all planning approvals for you. All planning and building control fees are explained and can be included in our price.
Financing your Loft Conversion
Most loft conversions are funded through a re-mortgage or second mortgage as this keeps the payments low and spreads the cost. This can either be done with your own mortgage company or the Loft Conversion Warehouse can introduce you to an experienced team of brokers who are experts in this field. Of course any other form of loan or savings can be used. The final decision is yours.

Report into house prices & the effects of loft conversion
The Loft Conversion Warehouse has carefully studied house prices in areas that we work in. Housing stock in these areas is very similar and consists of many terraced, turn-of-the-century houses that have 2 – 3 bedrooms and small gardens.
Research has shown that when adding a substantial amount of floor area such as in loft conversion, the price of the property increases dramatically because:
adding a bedroom and bathroom takes the house to a new 'price bracket' i.e. a four bedroom, two bathroom house rather than a three bedroom, one bathroom house. Adding around 200 – 300 square feet of living accommodation increases the value simply because the house is largerOf course, the main benefit of loft conversion is the use of the room, but this research is re-assuring as it proves values can increase.
The following chart is based on estate agents estimates and valuations and is given as indication only. Of course, in your particular area and actual house, you need to check with an agent or valuer as many other attributes need to be considered, but the results will gave you an idea.
